The roof should be evaluated as an assembly

Surface appearance alone may not reveal wet insulation, displaced fasteners, seam stress, deck damage, or concealed pathways.

Inspection methods should be selected for the system and documented with coordinates, photographs, cuts, readings, and restoration of test areas.

Drainage and storm damage may overlap

Ponding, blocked drains, overflow, wind-driven rain, displaced membrane, and failed flashing can occur during the same event.

The investigation should reconstruct rainfall, drainage capacity and condition, water height, roof deflection, overflow operation, and physical storm damage.

Tenant and operational effects require early coordination

Leaks may affect several suites, inventory, equipment, electrical systems, ceilings, and customer access.

Owners should coordinate a common building record while tenants separately document property, downtime, extra expense, and communications.

The strongest time to document a property loss is before cleanup, drying, demolition, and repair change the condition.

  • Membrane, seam, flashing, penetration, drain, edge, and equipment photographs
  • Installation, warranty, inspection, repair, and maintenance records

First-party property claims

The policy language and the physical evidence control.

Property policies contain coverage grants, conditions, exclusions, deductibles, limits, sublimits, endorsements, and post-loss duties that vary by policy and loss. A declarations page or adjuster summary is not a substitute for the full policy.

Cause of loss, timing, mitigation, direct damage, ensuing damage, access, repairability, code, contents, income, and expense should be evaluated as separate issues and then reconciled in one supported claim record.

Is an infrared scan enough to prove the cause?

No. It may help identify anomalous areas, but findings should be verified and connected to the entry path, assembly, timing, and physical cause.

Can a coating solve an insurance roof claim?

A coating may be a maintenance or repair option for some systems, but it does not automatically address wet insulation, failed seams, deck damage, punctures, code, warranty, or covered storm damage.

Should roof cores be preserved?

Photograph and label each location and layer, record findings, and preserve representative samples when useful and safe. Seal test areas appropriately.
