A strong property claim starts with a clear record of what existed before the loss—and what changed after it.

Before the storm

Build the “before” file.

  • Photograph every room, exterior elevation, roof line, and major system.
  • Record a slow video walkthrough with the date and property address.
  • Save your policy, declarations page, endorsements, and insurer contact information.
  • Inventory valuable personal or business property with receipts and serial numbers.
After the storm

Document before cleanup.

  • Photograph and video all damage before moving or discarding anything.
  • Take reasonable emergency steps to prevent additional damage.
  • Keep damaged materials when safe and practical until the insurer inspects.
  • Save every receipt, estimate, invoice, email, letter, and claim note.

Residential & commercial claims

Different properties. The same need for disciplined documentation.

01

Homes & condominiums

Preserve proof of structural, roof, window, interior, contents, landscaping, and additional living-expense losses.

02

Commercial property

Document the building, equipment, inventory, tenant areas, emergency work, operational interruptions, and lost-income records.

03

Insurance communications

Keep a claim diary with the date, time, name, and substance of every conversation with adjusters, contractors, and consultants.

When the claim becomes the problem

Delayed. Denied. Underpaid.

If the carrier questions coverage, disputes the cause of loss, delays its decision, or offers less than the documented damage, Nessler Law can evaluate the policy, claim record, and next steps.
